Cancellations made 7+ days before arrival receive a full refund minus processing fees. Cancellations within 7 days of arrival are non-refundable. Holiday reservations are non-refundable. See our Rules & Policies page for full details.

Check-in is at 3:00 PM. Check-out is at 11:00 AM.

Tiny home guests receive a door code via Campspot ahead of arrival — no in-person check-in needed. RV guests pull right in to their reserved site. Call us at (828) 559-8222 if you have questions when you arrive.

We currently offer five full-hookup RV sites and one tiny home. Tent sites and additional cabins are coming soon.

Yes. All five RV sites have water, electric (30 amp and 50 amp), and sewer connections.

We accommodate RVs up to 45 feet.

Currently all sites are back-in. Pull-through sites are planned for the future.

Tent sites aren't currently available at Mountain Springs. They're planned for a future season.

A queen bed (linens provided), a private bathroom with spacious shower, a kitchenette with dishes and basics, a table for two, AC and heat, a TV, and outdoor lounge furniture.

Not yet. RV guests use their own bathrooms and showers. The tiny home has a private bathroom inside. A shared bathhouse is planned for a future expansion.

Limited WiFi is available in select areas, but expanded coverage is on our list of improvements coming soon.

Not yet. Firewood is available for purchase ($7 per bundle, or 3 bundles for $18). A camp store is on our list of future additions.

Yes. $7 per bundle, or 3 bundles for $18, available on the honor system.

Cell service is available but can vary by carrier and weather. Most major carriers work at most sites.

Yes — pets are welcome at RV sites, but not permitted in the tiny home. A $100 pet fee may apply. Pets must be leashed and supervised at all times, and owners must clean up after them. Aggressive breeds are not permitted.

Yes. Campfires are permitted in designated fire rings only. Never leave fires unattended.

10:00 PM – 8:00 AM Sunday through Thursday. 11:00 PM – 7:00 AM Friday and Saturday.

Yes, but it must be kept in an unmarked container or koozie. Be respectful of other guests.

No. Fireworks are not permitted anywhere on the property. Sparklers are okay.

Yes. Adults are $10, children ages 6–17 are $5, and children 5 and under are free.

We're at 296 Faith Baptist Church Rd, Marion, NC 28752 — in the Blue Ridge foothills, about 10 minutes from I-40 and 40 minutes from Asheville.

A lot. Lake James State Park, Linville Falls, downtown Marion, Old Fort, Black Mountain, and Asheville are all within an hour. Check out our Nearby Attractions page for full details.
